It won't write your Form 4A. It's a prescribed statutory form, and a wrong or homemade version can invalidate the whole notice. Ask and it declines and sends you to GOV.UK. That refusal is worth more to you than the form would have been.

It won't tell you what the market rent is. It hasn't seen your property, your street or your market. It'll tell you what evidence you need and whether yours looks thin. The number is yours to stand behind.
